WDO Inspections in Orlando

WDO Reports Backed by Central Florida Termite Experience

A wood-destroying organism inspection documents signs that may affect a residential property transaction. Beacon Pest Services provides these inspections for buyers, sellers, agents, and mortgage lenders in Orlando and Kissimmee. We’ve served Central Florida since 2012, with termite control experience shaped by the region’s climate and construction.

A buyer or lender may request the report before closing. WDO inspections are also called WDI inspections, termite inspections, clearance letters, or termite letters, although the Florida report covers more than termites. Same-day appointments are available, but availability doesn’t mean the report will be delivered that day.

Florida WDO Licensing & Reporting Requirements

Florida law requires a pest control operator certified in the Termite and Other Wood-Destroying Organisms category, or someone working under that certified operator’s direct supervision, to handle the inspection and sign the report. This certification category is what authorizes wood-destroying organism inspection and control work in Florida. Reports are completed using FDACS Form 13645, prescribed by the Florida Department of Agriculture and Consumer Services.

The form records the inspection date and structure address. It also identifies visible, accessible areas that weren’t inspected and the reason, inaccessible areas, and visible evidence of previous treatments or infestations. These details allow transaction parties to review the documented observations and the inspection’s limitations.

A general home inspection evaluates broader building systems and structural conditions. A WDO inspection focuses on reportable organisms and findings in accessible areas. The inspections complement each other, but one doesn’t replace the other.

What Orlando WDO Inspections Cover

A Florida WDO inspection covers termites, wood-destroying beetles, and wood-decaying fungi. Subterranean, drywood, and Formosan termites are the species we identify as most prevalent in Florida. Carpenter ants and carpenter bees aren’t reportable as wood-destroying organisms on the state form.

The report addresses visible evidence of covered organisms rather than the property’s complete structural condition. It isn’t a damage assessment or a substitute for repair guidance from an appropriately qualified professional. Buyers and lenders can consider the findings alongside the general home inspection and other transaction documents.

A transaction-related WDO report follows Florida’s prescribed format for a purchase, sale, or lending decision. A routine termite inspection serves an ongoing property-maintenance purpose and may not produce the state form needed for closing. Confirm the required document with the lender or real estate representative before scheduling.

From Property Inspection to WDO Report

During the inspection, we document visible evidence in accessible areas of the structure. The report also identifies areas that couldn’t be inspected so buyers, sellers, agents, and lenders can evaluate the findings with those limitations in view. A Florida WDO report doesn’t guarantee the absence of wood-destroying organisms or damage unless it specifically states the extent of a guarantee.

When the findings indicate infestation or damage, the transaction parties decide what comes next. Options may include termite treatment, an evaluation of possible repairs, or additional documentation requested by a lender or contract party. Responsibility for these steps depends on the purchase contract and applicable lender requirements.

Treatment Options & Required Disclosures

If treatment is performed at the time of inspection, Florida requires the report to disclose the organism treated, pesticide used, and treatment terms and conditions. Our available termite treatment methods include:

  • Liquid barrier treatments
  • Baiting systems
  • Wood treatments
  • Foam or injection techniques

We offer free estimates for termite treatment services. The appropriate method depends on the organism, property conditions, and inspection findings.
